There will also be an option to purchase both tracts of land together, giving you approximately 16+/- acres.

Survey to be paid for by seller will determine exact acreage. All maps you see are approximate. 

Any announcements the day of auction will supersede any prior advertisement. 

Restrictions on the property are as followed: No commercial hog, dog or poultry operations. No salvage yards. No mobile, doublewide or singlewide trailers, whether permanent foundation or not. Tiny home is permitted. No multi-family or stand alone business. Home base businesses are permitted. Single family residence only. One dwelling per tract of land. No further subdividing of the property.  

Orange and pink ribbon on property are approximate and not survey flags. Tract A (north tract) is flagged with orange ribbon and Tract B (south tract) is flagged with pink ribbon. 

AUCTION TERMS:

Reserve amount will not be disclosed. Seller has the right to reject any and all bids. Any announcements the day of auction will supersede any prior advertisement. Closing will take place at Newton County Abstract and Title in Neosho within 30 days of Auction. 15% non refundable is due the day of auction if you win the bid. Contract will NOT be contingent on any loan, appraisal, inspections, etc. The contract will only be contingent on the title commitment, which you will have a copy of the day of auction to review before placing your bids.
